    Lots range in size from 1.80 river frontage acres to 4.81 acres, including riverfront and mountain view lots. Bring your builder or work with one of our local contractors.

    There are only two riverfront lots available that range from 1.80 acres to 1.89 acres and a priced to sell quickly from $125,900.

    From Phase I, we have available lots with prices that start at $99,900, and newly released Phase II lots with both mountain and river views from $105,900. Phase II lots have an average size of about 1.5+ acres. Wet and dry lots, river and mountain views are available. The roads are in and all the lots are ready for development.

    Phase I: Originally 18 lots, only 4 remain. Phase II 8 lots. Phase II lots are at a higher elevation, starting at 1300 ft. above sea level, with a view of Stone Mountain. Phase I Pre-Construction Prices will increase after 90 days. Phase II lots from $149,900, with all infrastructures in place.

    HOA Covenants restrict the minimum home size to 1800 sq.ft. but homes of up to 7000 sq. ft. are allowed. HOA fees will be a minimum of $400 per year once the project is 75% sold out and the Association is turned over to the homeowners. This fee will cover common Area Maintenance, such as the entrance and Riverside Park. The cost of living, from automobile and property insurances is far less expensive yet there is a high property value appreciation taking place in the development. The land is appraising at higher than the sales price. Current sellout is about 50%, as of 12/07.

    The property is fully platted, and streetlights and roads are in place, ready for septic and well water installation. The development entrance will be finished pending the instalation of the card key access iron gate.
